Everything is bigger in Texas including the pipeline for new retail leases. Population growth, strong job markets and a business-friendly environment have pushed a variety of retailers including restaurants, quick-service food chains, furniture stores and even Barnes & Noble toward The Lone Star State. Also, watch for EōS Fitness to take the state by storm with numerous locations in the works.
Chicken N Pickle, the family-friendly indoor/outdoor “eatertainment” venue featuring a restaurant, pickleball courts, a sports bar and a variety of yard games, has opened at The Farm in Allen. The Farm is a 135-acre mixed-use project, and the new 42,000-s.f. location boasts multiple bars and dining areas throughout the main floor, rooftop seating and ample spaces across the outdoor game yard. In addition to indoor and outdoor pickleball courts, visitors can play yard games including cornhole, ping pong, Battleship and giant Jenga.
Lovesac, the self-proclaimed masters of hardcore lounging, and MINISO, purveyor of household goods, are coming to La Palmera mall in Corpus Christi. The 2,124-s.f. Lovesac showroom will be located outside the main entrance, adjacent to Shoe Palace, and plans to open this summer. The 3,422-s.f. MINISO will be located on the main level just off Center Court, adjacent to Bath & Body Works, and is also planning to open this year. Lovesac now has 116 showrooms supporting their e-commerce business that began with the iconic Sac chair more than 25 years ago. The company also prides itself on sustainability, including parts built for replacement, recycling, or easy repair, and upholstery fabric made with repurposed plastic water bottles.
Barnes & Noble will open a 20,388-s.f. store at The Plaza at Rockwall, a shopping center located on the northeastern outskirts of Dallas. The center is also home to tenants such as JCPenney, Belk, Dick’s Sporting Goods, Best Buy, Ulta Beauty and HomeGoods.
Smoothie King opened seven new stores in Texas throughout the first four months of 2025. The openings are part of the metro Dallas-based retailer’s expansion plans, which involved opening 13 new stores (inclusive of the Texas locations) across eight states in early 2025, as well as securing 20 new store commitments, with approximately 60% of the signings obtained with existing franchisees. The new agreement spans 15 different markets across 12 states, including multi-unit deals in New York and Phoenix.
Sprouts Farmers Market will open a 23,434-s.f. store in New Braunfels, a northeastern suburb of San Antonio. The space is located within Creekside Town Center, a 400-acre mixed-use development by Houston-based NewQuest. The store will be among the first in the region for the Phoenix-based grocer. Construction is underway, and the opening is slated for the first quarter of next year.
Google has opened a 2,257-s.f. store under at The Domain Northside in Austin. The store offers products made by Google, such as Pixel phones, watches and tablets, Nest cameras, Fitbit trackers and branded merchandise.
Havertys Furniture will open a 41,500-s.f. showroom at Valley Ranch, a master-planned development located northeast of Houston in New Caney owned by Signorelli Co. The space will feature an open layout and will be the third in the greater Houston area for the Atlanta-based retailer. The opening is slated for the fall.
EōS Fitness will debut a 38,602-s.f. gym in northwest San Antonio. The site is located within Bandera Pointe shopping center in the Braun’s Farm neighborhood, and the Dallas-based operator will backfill a space previously occupied by Gold’s Gym. The opening is set for next year. The gym retailer will also open a 42,500-s.f. location in Saginaw, north of Fort Worth. The site lies at the entrance to the 115-acre Beltmill mixed-use development. The opening is slated for 2026. EōS also plans a 40,000-s.f. gym in South Dallas, taking space at Wheatland Towne Crossing, joining tenants such as Target, Ross Dress for Less and PetSmart. Plans are to open the facility sometime in 2026. EōS Fitness also signed a 40,000-s.f. retail lease in southwest Fort Worth. The site is located at the southwestern quadrant of Altamesa Boulevard and Chisholm Trail Parkway, and the gym operator will operate as a co-tenant alongside BJ’s Wholesale Club. The opening is slated for 2027.
