Retailers are heading out West

Many retail tenants, including clothing brands, wellness centers, furniture stores, grocers and restaurants of all service levels, look toward the western states for new sites. Whether part of a larger mixed-use development, mall, open-air shopping center or entertainment center, these retailers bet on California, Washington and Arizona for new locations. 

Restaurateur Byungmoon Chun, owner of Moontree Sushi and Tapas and part owner of Nohm Sushi Bar, is expanding with a new fast-casual concept, Tsuki Shokudo. The restaurant leased 1,575-s.f. spot in Seattle’s Lower Queen Anne neighborhood, in a space formerly home to Atlas Sports & Spirits. Kidder Mathews represented Chun in the lease. The property is owned by Winson Investment, LLC., Series Mercer.

Tsuki Shokudo will specialize in Japanese comfort food—offering crispy chicken katsu, rich house-made Japanese curry and authentic ramen.

Mission Valley, the open-air shopping center located in San Diego, added a MINISO store. The new 5,000-s.f. MINISO is located next to Tilly’s and opened late last month. In September, the center also welcomed healthy restaurant chain Sweetgreen. Mission Valley is a 1.1 million-s.f. open-air retail center located in the Mission Valley area of San Diego. With nearly 75 retailers, services, restaurants and entertainment offerings, Mission Valley boasts an array of popular brands such as Target, Nordstrom Rack, Michaels, 24 Hour Fitness, Yard House, Outback Steakhouse and Buffalo Wild Wings. 

Five new tenants have signed leases to join the Shops at Hollywood Park, the 390,000-s.f. retail district located within the larger Hollywood Park mixed-use development in Inglewood, Calif. The new round of leases — which total 13,000 s.f. — includes food-and-beverage concepts Raising Cane’s, The Melt, Panini Kabob Grill, Lan Noodle and Rhythm Bar and Lounge. Hollywood Park is owned, developed and operated by Los Angeles Rams owner Stanley Kroenke and spans 300 acres across 890,000 s.f. In addition to retail, the development features hospitality, residential, office and entertainment space, as well as public parks. Additional retail tenants include Cinépolis Luxury Cinemas, JD Sports, Iconix Fitness, Cosm, The Meeting Spot, Phenix Salon Suites, Code Next Lab and Verizon Wireless.

New tenants are in the works for One Beverly Hills, a 17.5-acre mixed-use project in Los Angeles developed by Cain International. Luxury fashion brand Dolce & Gabbana, as well as restaurants Casa Tua Cucina and Los Mochis, have been confirmed as three of the first tenants within the development’s 200,000-s.f. retail district, which will ultimately feature 45 shopping and dining options. In addition, construction is underway on Aman Beverly Hills, which will consist of a 78-suite hotel, two residential towers, a private club and 10 acres of botanical gardens and open space.

One Colorado, a shopping and dining destination in the heart of Old Pasadena, Calif., just a few miles from downtown Los Angeles, will soon welcome four new tenants, including New York-inspired fashion label rag & bone, furniture brand Sundays, premier wellness destination Monarch Athletic Club and upscale Thai restaurant Thaim, each opening between winter 2025 and early 2026. Mexican restaurant JAVIER’s is also expected to open next to Skin Laundry this fall.

MainPlace Mall, a 1.1 million-s.f. three-story super-regional shopping center in Santa Ana, Calif., adds a number of new tenants. Bella Plant, Weiman Shoes, MINISO and Pro Image Sports are already open at the center. Seasonal specialty store Go! Calendars & Games is open until January, while the Primrose Market pop-up shop will be at the center until December. Kabob Co. and Mi Casa Oaxaca will open soon. Existing tenant Round1 Bowling & Arcade will complete an expansion this winter.

Vestar signed leases with five new tenants at Verrado Marketplace, a 500,000-s.f. open-air lifestyle and entertainment center under development in Buckeye, Ariz., roughly 35 miles west of downtown Phoenix. Retail and restaurant concepts including Sourdough & Co., See’s Candies, CityVet, Great Clips and NextCare are anticipated to open in May 2026 and will occupy a combined 10,000 s.f. Upon completion, Verrado Marketplace will offer a selection of retail, dining and service-oriented options. The new tenants will join a mix of anchors and national brands such as Target, Safeway, Ross, Marshalls, HomeGoods, Ulta Beauty, Famous Footwear, Buckle, Bath & Body Works, European Wax Center and Zara Nails. A variety of eateries are also confirmed including Salt Tacos y Tequila, Shake Shack, Handel’s Ice Cream, Nekter Juice Bar, Thai Chili, Einstein Bros. Bagels, Tropical Smoothie Cafe and Hawaiian Bros Island Grill.

A partnership between Red Development and Globe Corporation signed three new retail tenants to Goodyear Civic Square (GSQ), a 150-acre mixed-use development located in the Phoenix suburb of Goodyear, Ariz. Trader Joe’s opens a 13,500-s.f. store — the first in Goodyear — while Black Rock Coffee Bar opens a 1,460-s.f. drive-thru coffee shop. Additionally, Firebirds Wood Fired Grill will open a 5,658-s.f. standalone building. The first phase of GSQ features a newly constructed city hall and library, two-acre park, two parking garages, as well as office space. An outpatient medical building is currently under construction and a 132-room hotel is also planned for the development. Other tenants already open at the property include Bacchus Wine & Debauchery, BJ’s Restaurant & Brewhouse, Cheddar’s Scratch Kitchen, Copper & Sage, F45 Training, Harkins Theatres and Miyu Nails and Spa.
