There has been a slew of recent retail leasing activity in the Motor City and its suburbs with everything from spas to trampoline parks to various restaurants coming to the area. This recent activity, along with investors and lenders starting to re-enter the market, shows that the region is on the upswing. Michigan-based commercial real estate firm Gerdom Realty & Investment has been especially active in helping landlords fill empty retail space.
NRG Trampoline Park signed a retail lease to open a 50,000-s.f. location in Troy. NRG will take the space formerly occupied by Dick’s Sporting Goods adjacent to Oakland Plaza. NRG operates locations across the country, but this lease marks the entertainment concept’s first location in Michigan. Ranger Retail Partners and Gerdom Realty & Investment represented NRG in the lease.
SweatHouz signed retail leases to open new locations in Ann Arbor and Rochester Hills. SweatHouz is a chain of studios that offers infrared saunas, cold plunges and other wellness services. Area developers for SweatHouz in Michigan and have signed on to open 17 locations across the state. SweatHouz currently has 50 locations open and operating across the country and another 50 in permitting or construction phases. The Ann Arbor facility will total 2,628 s.f. and the Rochester Hills location will span 2,130 s.f. Both will serve as outparcels to Meijer stores. The tenant group also owns six Orange Theory locations in Michigan. Keystone Commercial Real Estate brokered the leases.
Evexia Wellness Spa signed a 3,603-s.f. retail lease to open its second location in Oakland Township, about 32 miles north of Detroit. Evexia will occupy space at the Kroger-anchored Country Creek Commons shopping center, which is located at the northwest corner of Adams and Silverbell roads. Gerdom Realty & Investment represented the tenant, while Dominion Real Estate Advisors represented the landlord.
Light therapy wellness studio Beem Light Sauna signed a 2,025-s.f. lease to open at The Boardwalk shopping center in West Bloomfield Township, a northwest suburb of Detroit. The lease marks the tenant’s second location in Michigan. Gerdom Realty & Investment represented the landlord, Beztak Properties, while Morrow Hill represented the tenant.
WB Pub signed a lease to open at the 2,625-s.f. former Smashburger space also at The Boardwalk shopping center in West Bloomfield Township. The new pub will offer food, as well as a full bar. Gerdom Realty & Investment represented the landlord and tenant.
Domino’s Pizza signed a lease to open an 1,800-s.f. location at Chene Square in Detroit. The retail center is located on East Jefferson Avenue and Chene Street. Colliers represented the landlord and Gerdom Realty & Investment represented the corporate tenant.
Pita Way has leased space to open a 1,550-s.f. restaurant at the Shops at Baldwin Village in Orion Township, a far northern suburb of Detroit. The new retail development is located at the northwest corner of Baldwin and Morgan roads and is part of a proposed master plan that would include 215 condo units and 264 apartment units. Gerdom Realty & Investment represented the tenant.
A soul food restaurant has leased 7,198 s.f. of retail space at Eureka Plaza in Southgate, a southwest suburb of Detroit. The lease brings the shopping center to full occupancy. There is still proposed outlot availability at the property, with up to 2,500 s.f. and drive-thru capability. Gerdom Realty & Investment represented the undisclosed landlord.
Okika Hawaiian BBQ has signed a 1,420-s.f. retail lease to open in Flat Rock, a southern suburb of Detroit. The property is anchored by Dunkin’ and is located at the southwest corner of Telegraph and Vreeland roads. Gerdom Realty & Investment represented the landlord, Shango Properties, while Keystone Commercial Real Estate represented the tenant.
